Once we determine what sort of coastal Maine real estate you hope to find, we obtain and forward to you basic data on those properties which seem to meet your requirements. (You may, of course, have identified some properties yourself from ads or searching the internet.) For those which spark further interest, we will develop more detailed information, adding our own observations on locale, market trends in that area, related cultural facets, and so forth.

Our next step is to make site visits to the promising prospects, taking our own digital photos and video, making a preliminary examination of the features of the house or lot, and exploring the setting and neighborhood. The virtual house tours presented on the internet are limited in scope. Our video style more effectively captures the spatial flow of the house and incorporates informative commentary as we move through the building. We are experienced renovators and designers ourselves and readily able to identify problem areas as well as propose potential improvements.

We are also vigilant with reference to such issues as true quality of views, privacy factors, noise, traffic patterns, septic system provisions, and access to cultural amenities and medical services. Despite popular images of crashing surf, a high percentage of Maine oceanfront real estate is to some extent tidal - meaning that some amount of mud is visible during the low tide cycle. An accurate report on this factor is one of our basic tasks as Maine buyer brokers, and we prefer to visit property at low tide to capture the real story on this aspect of the setting.

When you wish to look at property in person, we organize the itinerary, arrange access, and accompany you. As the search narrows, we investigate questions that arise so that you may proceed toward a selection with the best possible information. We sometimes approach the neighbors for information, talk to the town building code or zoning officials, do some deed research- whatever it takes to reveal the circumstances of the property to advance and protect your interests.

Once you have chosen a property, we coordinate the process of negotiating on an offer, working to get you the best price and terms. We often provide an analysis of recently sold comps to help formulate strategy. We often write a cover letter to submit with an offer, laying out the reasoning behind our position while not infrequently attempting to modulate the tone of a potentially confrontational stage by establishing a more personal dimension to the process.

After a purchase contract has been signed, we arrange for and attend the professional inspections (building, septic system condition or soil testing, water samples, radon, etc). We orchestrate the flow of services and arrangements which lead to the actual sale, and we are happy to provide subsequent assistance to help you get settled. Our goal is to use our knowledge and skill to make your experience of finding and buying a home in Maine a pleasant adventure.
